Narration: "Building a project usually means a feasibility tool, a BIM tool, a construction platform, and a handover tool — none of them talking. This is all of it, on one model." On screen: the landing page hero, then cut into the app on the Model workspace.
0:15 — One model, seven rooms
"Everything keys off the building's IFC model — and you can author it right here in the browser, not just view it. Seven rooms — Deal, Design, Planning, Schedule, Cost, Work, Operate — share it, and they are in the same place whoever you are." On screen: click along the room tabs; open a sample, orbit once, click an element to show its docked Properties; flash the authoring rail — New model, the Draft tools, ◈ Edit in place dragging an element, the model browser grouping by discipline.
Narration, over the room tabs: "And along the bottom, the same six numbers follow you into every room — LOD, area, cost per square foot, float, IRR, health. One model, so they cannot disagree." On screen: the vitals strip; move between two rooms and let the strip stay put. Point out an em-dash if one is showing — on the structural sample, Area reads
—because the model has no spaces, and the strip says so rather than printing a zero. "It tells you what it does not know. A number it cannot compute is a dash, not a nought."

"Start from nothing but a lot and its zoning. Enter the lot, FAR, setbacks, a height limit…" On screen: Finance → the Generate from zoning panel; type the inputs; tick frame + units + envelope + core. 1:05 — Test Fit & optimize

1:25 — Underwrite the deal

2:10 — Run the job

2:25 — Money on the model (Budget + 5D)
"The GMP budget builds itself from cost codes, buyout and staffing — budget to forecast, with the variance — and you can see the cost right on the model." On screen: Schedule → Budget (the GMP table + cash-flow S-curve); back in the Model, click an element for its 5D cost readout, then the cost heatmap coloring the building by spend.

Open the model browser (Tree): switch group-by (level / discipline / IFC class / type) and search to filter; click a leaf to select. Save a search as a selection set (Layers panel) and isolate it in one click. - Author a model from scratch: New model (blank or a starter template) → the Draft panel draws walls / columns / slabs / rooms on the active level (grid-snap). Turn on ◈ Edit in place, select an element, and drag the gizmo to move it. Manage levels to rename or set elevations. Run 💥 Clash to coordinate. Every edit re-authors the IFC by GUID, so links survive.

- 📄 Investment memo + 📊 Pitch deck PDFs. Then the capital chain: sync the GMP to hard cost, model construction-loan draws, export the lender draw-request PDF.
- Planning room — take it off, estimate it, bid it, buy it out, contract it and get it approved. Run a takeoff against the model, build the estimate from it, send a bid package, level the returns, and buy the scope out into a subcontract. This is the room where a quantity becomes a number somebody has agreed to.
- ＋ New project → Schedule room → create an RFI → 4D sequence scrub → Ask AI.
- Schedule → Budget (GMP table + cash-flow) → back in Design, click an element for its 5D cost → open the cost heatmap. In the Cost room, generate a pay app (G702/G703).
- Work room — whatever is in your court right now. Not a subject area but a filter across all of them: the ball-in-court queue, every open item assigned to you, actionable inline without leaving the page. It is the room to open first on a Monday and the one to check before you log off.
- Invite a teammate (account menu) with a capability + party role (multi-user).
- Operate room — hand it over, maintain it, meter it and plan its renewal. Punchlist verify → COBie / turnover package export → then the asset register, the facility-condition assessment (FCI) and the reserve study, which projects replacement year by year and tells you the flat annual contribution that keeps the fund solvent. Handover is where most tools stop; here it is where the building's own record starts.
- 1080p, hide the cursor trail, slow the mouse. ~3 min keeps attention; a 60-sec cut (scenes at 0:35, 1:25, 2:10) works for social.
