[Bug] Dirty Tracking not fully done

Bug Description

Certain editors dont seem to be tracking dirty changes properly, known of at least BUilding editor, full review to be done to make sure avalonia port does have them all with the new interface.

Addiitonally Open ROM or FOlder with things loaded is not adding a confirmation prompt to ensure user is aware this will FIRST unload data (cancelling unlaods data too)

And dirty tracking should be also finetouched to ensure through interface a confirm message (to simplify handling)

Steps to Reproduce

General

Open ROM or Folder with changes in editors not tracking
No prompt to save said changes NOR a prompt to confirm

Learnset Editor

Save changes -> No confirmation that it worked
